That is what a commercial account manager in most mid-sized maintenance operations carries — eleven office parks, retail centers and homeowners association communities, each with a contract that says a formal site inspection happens monthly. Add up the acreage and it is somewhere between 60 and 200 acres of turf, bed and tree canopy that one person on foot is supposed to look at, write up, and turn into both a quality report and a list of extra work to sell.
In February that happens. In July it does not. Ask your account manager when she last completed a full walk of the 22-acre corporate campus on the north side, with the checklist, and the honest answer will be March — before the mowing schedule went to weekly, before the irrigation calls started, before she picked up two accounts from the guy who left.
A proper site inspection is not a formality. It is where you find the eleven broken rotor heads on the east lawn that are quietly killing turf you will be blamed for in August. It is where you count the seven dead junipers along the entry drive that the property manager has not noticed yet and will absolutely notice in October, two weeks before renewal. It is where you measure how far the mulch has thinned in the island beds and work out that the property needs 34 cubic yards at a two-inch depth, not the 20 you guessed at last spring.
Every one of those observations is money. The broken heads are an irrigation repair ticket. The junipers are a plant replacement proposal. The mulch is an enhancement. On most commercial books, enhancement and repair work carries meaningfully better margin than the base mowing contract, and it is the difference between a flat year and a good one. And it all depends on somebody actually looking.
The standard monthly form your account manager carries — whether it lives in Aspire, LMN, or a laminated sheet on a clipboard — asks for turf condition by zone, bed weed pressure, mulch depth, edging quality, shrub pruning, tree health and staking, irrigation head function, trash and debris, hardscape damage, and a photo for anything scored below acceptable. Twelve to eighteen line items per property, plus photos, plus a write-up for the property manager's file.
Realistically it takes 75 minutes on a 22-acre site to do it properly and another 45 minutes at the truck or at home that night to write it up. Two hours. Times eleven properties. Nobody has 22 hours in July, so what happens is a windshield survey: drive the loop, look at the entry monument and the front turf, score everything else from memory, and send it. The property manager gets a report that is technically on time and functionally blind, and the seven dead junipers stay invisible until they are a complaint instead of a proposal.

Autonomous inspection crossed out of the demo phase this year. For a landscape maintenance operation the practical translation is this: a drone can cover a 22-acre commercial site in about a quarter of an hour and hand back a counted, photographed, zone-by-zone list of everything that is dying, broken, thin or overgrown — before your account manager has finished her first cup of coffee. The counting is the part that matters. A person walking a site estimates. Software looking at overhead imagery counts, and it counts the same way every month, which is what makes month-over-month comparison mean something.
The aircraft launches from the parking island at 6:30, before the tenants arrive, which is both polite and required — flying over people is the rule you are most likely to break by accident. It flies the grid, lands, and the images sync. By 7:15 the account manager opens the property folder on her laptop in the truck and finds a list, not a gallery: turf stress across the northeast quadrant along the irrigation zone 7 line, weed pressure above threshold in six of the nineteen island beds, mulch thin in four, eleven shrubs flagged as dead or declining with a photo of each, and three sprinkler heads showing the dry cone pattern that means they are not throwing.
She drives out anyway — that is the point, not the replacement — but she drives to five specific locations instead of walking nineteen acres of turf that is fine. She confirms nine of the eleven shrubs are actually dead and two are just heat-stressed. She kicks the three heads and finds two broken and one clogged. By 9:40 she has a plant replacement proposal with photographs, an irrigation repair ticket, and a mulch top-off quote for 34 yards in the property manager's inbox, all of it dated the same morning the flight happened.

On foot, doing all eleven properly costs 22 hours a month, which is why only four get done. Four properties times $1,900 times 45 percent is $3,420 of work found. With flights, eleven properties cost 11 hours — half the time for nearly three times the coverage — and eleven times $1,900 times 45 percent is $9,405 found. The difference is $5,985 a month in identified work during the season, against 11 fewer hours spent. Even if you halve the close rate assumption because you think I am being generous, the gap is still roughly three thousand dollars a month that currently walks past your account manager because she cannot be in eleven places.
Costs to put against it: an aircraft suitable for this work and the software to read the imagery, plus somebody on staff holding an FAA Part 107 remote pilot certificate. That certificate is a written knowledge test and a fee, not a flight school, and it is the single most commonly skipped step. Commercial flying without it is not a gray area.

It cannot tell you the difference between drought stress and dollar spot without somebody kneeling down and looking at the leaf blade. It cannot find a grub problem, because that requires cutting a square foot of turf and flipping it. It cannot measure thatch. It cannot tell you the irrigation controller in the mechanical room is set to a schedule from 2019, or that the master valve is failing. It sees the symptom on the surface and nothing under it.
It also cannot handle the tree canopy honestly. Declining oaks and ash need an eye on the trunk and root flare, and if you have emerald ash borer moving through your market, that is a certified arborist walking the property, not a photograph. Do not let a drone report substitute for an arborist's report on anything you will be liable for if a limb comes down on a parked car.
And it will never replace the ten minutes your account manager spends in the property manager's office. That conversation is where the renewal actually happens. The drone gives her something to put on the desk during it.
Both work. Plenty of operators start by contracting flights on their five largest commercial sites monthly, which avoids buying anything and tells you within one season whether the flagged work is real. If you go in-house, one person with the Part 107 certificate can cover a lot of properties, and it is a genuinely good addition for a crew leader who wants a path off the mower.
Some will, and you should raise it at the board meeting before the first flight rather than after somebody photographs it from their patio. Fly early, fly the common areas and not over private yards and pools, and show the board the first report. In my experience boards flip to enthusiastic once they see a counted list of dead plant material with photos, because that is the document they have been asking their manager for.
Not much, on the mowing side. The economics are wrong and the airspace over dense residential is a headache. Where it does pay on the residential book is large estate properties and a fall walk on your top accounts, where the same counting job — dead plants, bed square footage, mulch yardage — supports a real renewal conversation instead of a percentage increase letter.
