What changed is the flying, not the camera. Every coastal manager has the same item stuck at the bottom of the list: the pre-season exterior condition survey. Before 1 June you are supposed to lay eyes on every roof, gutter, soffit, pool cage, screen enclosure, deck, boardwalk, dock, boat lift and set of shutter tracks in your portfolio, photograph the condition, and file it. In mountain markets the same sweep happens before first snow and covers roof edges, chimney caps, decks and the driveway grade.
It never gets done properly, and everyone in this trade knows why. The person who would do it is your property care coordinator, and in April and May that person is hiring cleaners, rebuilding the turn schedule, chasing the pool company and covering a maintenance tech who quit. So the sweep becomes a windshield survey: drive by, look up, photograph two houses that looked bad, mark the rest complete. Then a September storm comes through, three owners file wind claims, and the adjuster asks for dated pre-storm photographs of the roof. You have two.
An autonomous exterior survey is a scheduled, repeatable flight over a property that produces the same set of dated photographs every time, compares them to the last set, and opens a work order when something has changed. That is the entire product. It is not clever, it is consistent, which is the thing a busy human is worst at.
Price your current sweep honestly. Per house it is roughly 25 minutes of drive time between properties in a spread-out beach or lake market, 20 minutes on site walking the perimeter, and 10 minutes uploading photos into Breezeway or your owner portal and writing the note. Call it 55 minutes a house all in. At 180 doors that is 165 hours, which is four full weeks of one person, sitting in the worst four weeks of your year.

The route runs three properties an hour without your coordinator leaving the office. She opens the results at 4 p.m. and sees eleven flagged houses out of forty flown. Two are noise — a beach towel on a rail. Nine are real: a lifted ridge cap on a 2016 metal roof, a screen panel torn on a pool cage, four gutters packed with pine straw, a section of deck board separated at the fastener, a dock cleat pulled loose, and a mini-split condenser sitting in standing water behind the outdoor shower.
She turns nine into work orders in Breezeway, assigns them to the maintenance lead, and the ones that need a licensed trade — the metal roof and the mini-split — go out as owner approvals with photos attached, through the owner portal in Track, Escapia or Streamline. The owner in Atlanta sees a picture of his own ridge cap instead of a paragraph asking for $1,800, and he approves it in a day instead of a week. That single behavior change is worth more to your retention than the labor saving.
The dated set files itself. When a named storm crosses in September, you fly the same route the day after the wind drops and you hand the adjuster a before-and-after pair for every house, taken from the same position at the same angle. Adjusters deny wind claims by calling damage pre-existing wear, and the only defense that has ever worked is a dated photograph.
Assumptions: 180 doors in a market that spreads across roughly 40 miles. Property care coordinator fully loaded at $34 an hour. Three sweeps a year — pre-season, post-season, and one after the first named storm that comes within range. Flight and review time of about 10 minutes a house once the route is built, plus one licensed pilot day per 25 houses for the properties that need supervised flight.

A $4,320 annual saving does not justify a program on its own, and you should be suspicious of anyone who tells you it does. The case is made by the second column of consequences: the sweep actually gets finished, the coordinator gets four weeks of May back at the exact moment she is hiring cleaners, and one denied wind claim avoided — a $9,000 roof section on a single house — pays for two years of it. Track that third number, not the labor line.
Flying commercially requires a remote pilot certificate under FAA Part 107, and your aircraft has to broadcast Remote ID. Routes that run past what a pilot can see still need permission from the FAA, which in practice means your autonomous route is supervised from a truck parked within sight of the property, not from your office chair, unless you have gone through the waiver process. Night flight needs anti-collision lighting. And in a dense condo or beachfront neighborhood, expect a call about privacy within the first week — publish the flight schedule to owners and HOAs first, and never fly over the neighbor’s pool deck.
Then the harder limit: everything indoors and everything you have to touch. A drone cannot test a smoke or carbon monoxide detector, and permit renewals in many short-term rental cities require you to certify that you did. It cannot check the water heater drain pan, crawl the crawlspace, run the dishwasher, count the linens against par, look under the kitchen sink for the slow leak that becomes a $40,000 subfloor claim, or test the hot tub chemistry that your county health code has an actual form for. In Florida, a wind mitigation inspection or a four-point inspection still has to be signed by a licensed inspector; drone photos support that report, they do not replace it.

Keep your inspectors. The point is not to remove the walk-through. It is to take the outside of the house — the part that requires a ladder, good weather and four weeks nobody has — off their plate so the inside gets done properly.
Pick your twenty highest-revenue homes, the ones where a roof failure costs you the most and the owner is the loudest. Fly those four times this year with a contracted pilot before you buy anything. Two decisions come out of it: whether your maintenance lead trusts the flags enough to act on them without driving out to look, and whether owners react to the photo reports the way we said they would. Both answers arrive in one season, and neither costs you capital.
Not to start. Contract it — most coastal markets now have roofing and insurance photographers holding a Part 107 certificate who will fly a fixed route by the property. If you get to three sweeps a year across 150-plus doors, putting your maintenance lead through the certificate usually pencils out; it is a written test, not a flight school.
They will think that until they get the first report with a photo of their own roof in it. Owner-facing photo reports are the single most requested and least delivered item in vacation rental management. Lead the pitch with the quarterly report, not the drone.
Still your inspectors, still on a checklist in Breezeway or ResortCleaning, still with photos. Robots working inside real facilities are genuinely in production now, but they are in warehouses and plants with flat floors and no guests, not in a three-story stilt house with a spiral staircase on a Saturday turn.
Yes, and it is the strongest reason to do this. What makes them useful is dating, consistency and position — the same angles, on a schedule, before and after. Keep the originals, keep the timestamps, and file them by property, not by sweep.
