Real Estate After-Hours Voice Agent: Follow Up Boss + OneRoof in 2026

Real estate buyer inquiries hit at 9pm and Saturday morning, when agents are with other clients. Here is how a 2026 AI voice agent captures the lead, qualifies, and pushes to Follow Up Boss.

What is broken in real estate after-hours

Real estate is a business of who-answers-first. NAR and Follow Up Boss data show that buyer inquiries that get a response inside 5 minutes convert at 6-8x the rate of inquiries that wait an hour. But the typical residential agent is in showings, dinners, and closings — buyer inquiries from Zillow, Redfin, Realtor.com, and the team's own site are routinely getting 3-6 hour callbacks.

The pain compounds after-hours. Industry data shows ~55% of buyer-side leads come in between 6pm and midnight, plus Saturday-Sunday morning. Inside-sales-agent (ISA) teams cost $500-$1,500/month and only cover 12 hours/day. Most teams still drop after-hours leads.

The second pain is lead qualification. Most agents over-spend time on tire-kickers and under-spend on serious buyers. Pre-qualification (timing, financing, area, price band) at first call is high-leverage.

The third pain is listing inquiry → showing. A buyer calling about a specific listing wants the address confirmed, school district info, and a showing booked — fast.

What an AI voice agent can do here

A 2026 real estate voice agent does five things on a single call:

1. Answers in sub-500ms day or night.
2. Pulls live MLS to confirm address, status (active/pending), school district, HOA, recent comps.
3. Qualifies the buyer: timing, financing (cash / pre-approved / needs lender intro), area, price band.
4. Books a showing directly into the agent's calendar (Google, Outlook, ShowingTime).
5. Pushes the lead to Follow Up Boss / kvCORE / BoomTown / Sierra Interactive / Lofty / OneRoof with structured notes and a call recording.

ElevenLabs, Brilo, Pete & Gabi, and the OneRoof platform are the most active vendors. CallSphere built its Real Estate vertical on the OneRoof integration pattern.

Setup steps for a real estate team

1. Explore a live demo and compare current plans to find the right fit for your business.
2. Connect Follow Up Boss (API key) or kvCORE / BoomTown / Sierra / Lofty.
3. Connect your MLS feed (RETS or Spark API) so the listing-lookup tool can answer questions live.
4. Upload your team roster — agent name, calendar link, license #, specialty.
5. Configure routing rules — by area, price band, lead source, agent on-call.
6. Set the after-hours cadence (we recommend immediate qualify + book; outbound nurture for unqualified).
7. Configure the SMS confirmation channel with the agent's mobile.
8. Forward your team's main line and your Zillow/Redfin lead numbers to the agent.

ROI math for a 12-agent team

• Recovered closings: ~2-3/month — recovered GCI: $17,000-$25,500/month
• ISA cost saved: $1,200/month
• After-hours agent burnout reduction: not directly measurable, real
• Total recoverable: ~$20,000+/month vs $99/month CallSphere Orchestrate

FAQ

Does it actually push to Follow Up Boss in real time? Yes. We use the Follow Up Boss API (events + people endpoints) to push the lead with stage, source, structured notes, and the call recording URL. The agent can also fire FUB action plans.

Can it pull live MLS data? Yes. RETS or Spark API. The agent confirms status (active / pending / sold), days on market, price history, school district, HOA, and recent comps.

What about the seller side? The Seller-Lead agent qualifies motivation, timeline, current home, mortgage status, and books a listing-presentation appointment. We push to FUB with seller_lead tags so the listing agent gets it routed correctly.

Does it work with Zillow Flex / Premier Agent leads? Yes — Zillow Flex can post leads to FUB / kvCORE which the agent then receives + outbound calls within 90 seconds. Speed-to-lead matters most for Flex ROI.

Can it handle Spanish-speaking buyers? Yes — 57+ languages. Spanish is the second-most-used language on the OneRoof suite after English; Mandarin and Vietnamese are growing fastest in coastal metros.
