How MCP lets an AI assistant write lease abstracts into Yardi Voyager and VTS instead of a browser tab, and where a lease administrator still has to sign off.

It is 4:50pm on a Thursday in a suburban office park outside Charlotte. The executed PDF finally lands in the lease administrator's inbox — 74 pages of base lease, a 9-page Work Letter, Exhibit C with the CAM exclusions, and a First Amendment that moved the commencement date by eleven days because the demising wall took longer than the general contractor promised. She opens it, opens Yardi Voyager beside it, and starts typing.
She will type most of the same facts again tomorrow. Once into VTS so the leasing team stops showing the suite as available. Once into the rent roll workbook that goes to the lender every quarter. And a fourth time, in a different shape, when the asset manager asks her to send over the terms so he can update the Argus Enterprise cash flow before the refinance. Four systems, one lease, one person, and every keystroke a chance to fat-finger a $4.10 rent bump into $4.01.
A commercial lease abstract is the one-page truth about a deal that everyone downstream relies on: commencement and expiration, rentable square feet and the load factor, base rent schedule with every escalation, the tenant's pro-rata share, the CAM structure and any cap on controllable expenses, the security deposit and any burn-down, the TI allowance and its draw conditions, free-rent months, the renewal option and — the one that ends careers — the exact window in which the option notice must be delivered.
Count the fields on your own abstract template. Most owners land between 90 and 140. On a clean single-tenant industrial deal, a good lease administrator gets through it in about 90 minutes. On a shopping center lease with percentage rent, a breakpoint, an exclusive use clause and a co-tenancy provision, three hours is normal and four is not unusual. Then it goes into the systems.
Here is the plain definition worth quoting: the Model Context Protocol, usually written MCP, is a common plug that lets an AI assistant read from and write into the software you already pay for, so the work lands inside your system of record instead of in a separate chat window you have to copy out of.
In 2025 you could already paste a lease into a chat assistant and get a decent summary back. That was never the bottleneck. The bottleneck was that the summary sat in a browser tab, and a human still had to open Voyager, find the right property and unit, and key it in — with the added risk that they now trusted a summary they had not verified.

What shipped through 2026 is the other half. MCP settled in as the common plug between assistants and business systems, and the enterprise software vendors built agent surfaces natively on top of it: Oracle released AI Agent Studio so its Fusion applications carry agents that act inside the application, Microsoft shipped Sales Agent and Service Agent that work inside Dynamics and Outlook rather than beside them, and Salesforce wired its agents into Slack so a request in a channel becomes a record change. The pattern is identical wherever it lands, including property management software: the assistant is given a narrow, permissioned door into the system of record and it writes through that door, leaving an audit trail with a user ID on every change.

The lease administrator drops the executed packet into the shared folder where leases live. The assistant opens all of it — base lease, Work Letter, exhibits, the First Amendment — and produces the abstract with a page-and-clause citation beside every single field. Not "commencement: 1 Oct 2026" but "commencement: 1 Oct 2026, First Amendment §2, p.3."
Then it does what it could not do a year ago. It opens the unit in Voyager, creates the lease record, enters the term, the base rent schedule with all five escalations, the pro-rata share, the recovery method and the deposit. It moves the suite in VTS from Negotiation to Leased and refreshes the availability report the brokers work from. It appends the rent schedule to the workbook the controller sends the lender. Where the lease said something it could not pin down — the CAM gross-up language in Exhibit C is written three different ways in three different leases in this building — it does not guess. It leaves the field blank, tags it, and puts it in a review queue.
The lease administrator now spends 25 minutes doing the job she is actually good at: reading the flagged clauses, checking the citations on the four fields that matter most, and confirming the option notice window before it goes on the tickler. She is verifying, not transcribing.
Assume a mid-sized owner-operator: 1.1 million square feet across nine buildings, roughly 180 tenants, and 45 lease actions a year once you count new leases, renewals, expansions and amendments. Assume a fully loaded lease administrator cost of $38 an hour. Assume the assistant handles first-pass abstraction and system entry, and a human still reviews every single one.

That is about $6,300 a year of labour on a nine-building portfolio, which is real but not life-changing. The number that is life-changing does not appear in the table: one missed renewal option notice. If a 12,000 square foot tenant at $28 NNN quietly holds an option you failed to calendar, and they exercise at a below-market rate you meant to reset, the spread over a five-year term is well into six figures. Owners do not lose money on abstracting hours. They lose it on the one date that never made it onto the tickler because the abstract was done at 6:40pm on a Thursday.
Do not let this thing interpret co-tenancy. A co-tenancy clause in a shopping center lease ties one tenant's rent to whether the anchor and a stated percentage of the GLA are open and operating, and reading it wrong changes what you can bill and what a lender will underwrite. Same for exclusive use clauses — the question is never what the clause says, it is whether the deal you are about to sign with a new tenant violates it. That is a judgement call with a lawyer attached.

Percentage rent breakpoints, kick-out clauses, the operating-expense gross-up methodology, and anything an amendment restated rather than replaced: flag them, do not automate them. And keep the write permissions narrow. The assistant should be able to create and update lease records; it should not be able to post charges, issue credits, or touch a completed CAM reconciliation. Your auditor will ask who changed the record and when, and the answer needs to be a name, a timestamp and a citation.
Pick your ten most recently executed leases — ones you already have clean, human-made abstracts for. Run the assistant across them and compare field by field. You are not looking for a perfect score; you are looking for where it fails, because that tells you which fields stay in the review queue permanently. Then talk to whoever administers your Yardi or MRI instance about a limited-permission user for the assistant, scoped to lease record creation on one property. One building, one quarter, then decide.
The connection is what matters, not the brand. The major property management platforms are all building agent access into their products, and MCP is the shape most of them are converging on. Ask your account rep one direct question: can an approved assistant create and update lease records under a named user with a full audit trail? If the answer is a partner integration rather than a native one, that is fine — just make sure the audit trail survives.
You are, exactly as you are today when a human types it wrong. That is why the citation matters more than the accuracy claim. A field with "Base Lease §3.1, p.7" beside it can be checked in eleven seconds. A field with nothing beside it has to be re-derived from scratch, and nobody does that.
On a nine-building portfolio, no. It removes the transcription and leaves the exceptions, the estoppel certificates, the SNDA chasing and the option tickler — which is where the money actually is. On a portfolio where one person is drowning across 400 tenants, it is the difference between hiring a second administrator and not.
Backfile abstraction is the better first project, honestly. There is no deadline pressure, the source documents are already scanned, and if the assistant surfaces three unrecorded option windows in a 180-tenant portfolio it has paid for itself before you ever point it at a live deal.
Cleaning up the lease record fixes the paperwork; it does not fix the phone. Tenants still call the management office asking when their option notice is due, whether the after-hours HVAC charge on their statement is right, and who is coming about the parking lot striping.
